First

We walk your home together

Every system, every room, every quirk. We document all of it in your Property Bible, the operating manual of your home that we keep current for as long as you're a member. It's the one record of your home no one else could ever recreate.

Then

We write your year

A set day of the week, and a rhythm that follows how you actually use the home. Steadier and quieter when it's empty and being watched. More often when it's full. For a home that sits empty through a Northern Michigan winter, we recommend weekly.

The next morning

You have your number in writing

One flat monthly amount, priced to your home and your plan. We never quote in your kitchen and we never pressure a decision. Read it over coffee. Talk it over. Text us when you're ready.

Your membership is the same every month. It does not change in July and it does not change in February. The care changes with the seasons. The number doesn't.

Cleaning, monitoring, storm checks, and anything we find and handle while we're there are all part of your flat rate. If you ever want something beyond your regular visits, just text and we'll take care of it.

As one of only ten homes we serve, you're never waiting in line, and you'll never see a charge you didn't approve.

When Something Goes Wrong

Honestly, plainly, in advance.

When it's urgent

If we walk into an active problem, we act. We shut off the water at the valve we documented in your Property Bible. We call 911 if it's warranted. We stabilize what a careful person can stabilize, photograph everything, and call you before you have to ask.

When it's smaller

Most of what we catch was never going to be an emergency, because we caught it. A stain the size of a coin means nothing on its own, but it means everything when we know it wasn't there on our last visit. We photograph it, tell you plainly what we saw, and point you to a licensed pro. We won't diagnose it, and we'll never sell you a repair. It's in your report the same day, so the call is always yours. A few hundred dollars now instead of a claim in six months.

When we walk in, we already know where your shutoff is, who your plumber is, and what your basement looked like last week. Most companies arriving at your emergency are seeing your home for the first time.

The Paper Trail

If you ever need to file a claim, you won't be starting from scratch. Your documentation is ready to support it.

Most vacation home policies include a vacancy clause. After 30 to 60 days unoccupied, coverage can be reduced or denied.

If a claim is ever filed, your insurer looks at the property's history. A documented record of consistent professional visits, dated and photographed, strengthens your position considerably.

You're not relying on memory or a neighbor's word. You have the record, going back to day one. And a year of membership costs a fraction of the single incident it exists to prevent. A furnace that quits in a vacant home in January means a burst pipe within 48 hours, water through the floors, walls, and wiring, and a claim that follows the home for years.

Dalton & Selena

We're a husband and wife team in Petoskey. We built Great Lakes Stewardship because seasonal homeowners deserve better than a cleaning company that doesn't check the furnace and a home watch company that doesn't clean. One team that does both, and actually cares.

Every visit is us, and only us. No crews, no subcontractors, no stranger with a company shirt. You're not trusting a company. You're trusting two specific people who chose to build this together, and that is a fundamentally different relationship.

There's something we don't say enough. This work lets us spend our days together, and most married people never get that. Your trust is the reason we do. We're grateful for it every week, and we don't take it lightly.

Ten homes is the number where two people can personally know every property. How it sounds, how it smells, what changed since last week. We would rather say no to the eleventh home than quietly get worse at the other ten.

Great Lakes Stewardship is built for homeowners who understand that prevention costs less than repair, and that the right people in their home are worth finding, and worth keeping. If that's you, we'd love to talk. And if we're not the right fit, we'll say so honestly.

Your property is never competing for our attention. You always have all of it.

You can, and most people do. But you end up with two relationships, two schedules, two invoices, and nobody responsible for the full picture. The cleaner doesn't check your furnace. The home watch company doesn't clean. Neither one carries a thermal camera, coordinates your contractors, or builds a documented history of your home. And when something goes wrong, you're making calls from three states away. We replace all of it with one team, and we cap at 10 homes so nothing slips.

We're neither. Property managers handle rental income and tenants. Concierge services offer an open ended menu of errands with rotating staff. We do one defined thing: the same two people come to your home on a schedule we build with you, clean it, monitor every system, document everything, and hold your spot in July. No rentals. No rotating personnel. If you already have a property manager or a concierge, that's great news, and we're glad to work alongside them. We're the ones who are actually in the home.

Before your first visit we build your schedule for the next twelve months, with a set day of the week and a rhythm that follows your seasons. For a home sitting empty through a Northern Michigan winter, we recommend weekly. Fourteen days is a long time for a leak to run behind a wall. When you're here and the home is in heavy use, the visits stay just as frequent and the work shifts toward cleaning.

We're not, and we're upfront about it. We're not licensed home inspectors, HVAC technicians, or plumbers. Our role is consistent, systematic eyes on your property. We identify and report visible or thermal anomalies and notify you so you can engage the right licensed professional. We give you early warning. You get the expert involved before small problems become expensive ones.

Every visit produces a dated report with photographs, uploaded to your private Google Drive folder the same day. Findings and all clears both. You're not relying on our word, and neither is your insurance company.

No. Month to month, 30 days notice on either side. We would rather earn your membership every month than hold you to a year you regret.

Text us. We send two links: a short intake form about your property, and our service agreement to sign electronically. Then we walk your home together, build your plan, and confirm your first visit.
